Prices start at €110,= per night for two persons during low season (winter for instance) and go up to €160,= per night during high season (midsummer months and special holidays for instance). A third bed and a babycod can be added, a small fee will be charged.

Prices include all taxes and cleaning, but exclude payment costs (e.g. your ebancosts or paypal 2,7-4,0%). Per booking a reservationfee of € 20,= is charged
A minimum stay (or payment) of 4 nights is required during the mid- and highseason. During the low season and for last minutes (booked 3 days in advance) we may accept bookings for two or three night, inquire about the possibilities. Two or three nights bookings are also possible when the dates fit in (exactly) between two other reservations.
We respect our guests privacy. Your information will not be distributed to others. Please make sure that your relatives and friends know how to reach you!
In case of reservations more than 30 days in advance of your arrival, a downpayment of 50% of the total amount will be obligatory. The remainder of the amount will have to be paid in cash upon arrival. Reservations made within 30 days before your arrival will have to be paid in full in advance. In case of international money transfers, please take into account a possible two week transfer time of funds. Reservations made within one week before your arrival will have to be paid in full and in cash when you arrive. An email with your passport and creditcard will then be necessary.
Payment is possible via Paypal or IBAN. All possible costs of international money transfers are to be covered by the renter.
In case (down- or partial) payments will not be received within the set time limits as mentioned above, it is the right of the owner of the apartment to cancel any and all reservations one-sidedly without any rights of restitution of (down- or partial) payments to the renter.
In exceptional cases, to be decided by and only after written consent of the owner, the owner may grant the renter to pay the remainder of the total amount due in cash upon arrival.
The price includes all taxes and services.
Smoking is not allowed.
Drugs (also soft) are not allowed. You will be asked to leave (without any refund) if you do smoke or use drugs.
Only in case of special permission (discus your wishes with us before making the reservation) one may receive other persons than the ones (or number of persons) agreed on in the reservation form.
Check-in is always after 3 p.m., check-out is before noon (12 o´clock).
We would be grateful if you keep and leave the accommodations in proper condition (not leaving the dishes etc.) and let us know immediately if there is any damage, so we can replace things, before new guests arrive.
In case of breaking the rules we can ask you to leave the accommodation immediately. (Advance) payments will not be restored.
Insurance: we advice you to take out a cancellation- and travel insurance. We have a third party insurance but that doesn't cover theft or damage to your personal belongings.
After you booked your stay with us, you can extend your stay (depending on availability) by letting us know. We will adjust the booking sum and advance payment accordingly, and you will receive a new confirmation.
Also after you checked in, you can extend your stay (depending on availability). After check-in we can block off extra nights for you, after payment in full has been received. You can pay this in cash.
(Down-)payments will not be refunded in case the renter decides to cancel his or her reservation. Please make sure that this is covered by your own travel insurance. The voucher for the reservation is personal and non-transferable to any and all third-parties. In case the renter remains absent on the first day of the reservation without further notice, we will make the apartment available for immediate renting to other parties. In this case the made reservation will be void and no restitutions will be made, be it in payment or in days remaining.
Dutch law shall govern the contract between Guesthouse Amsterdam and client. By making the reservation the clients is a tenant and letter of Guesthouse Amsterdam and acknowledges Dutch law and agrees to settle any dispute in a qualified court in Amsterdam.
